Mulgrave has developed as a suburban family area, with 83% of occupied dwellings recorded as separate houses and an average of 3.4 bedrooms per dwelling in the 2021 Census. More than 40% of homes have four or more bedrooms. Much of the suburb’s housing dates from the post-war expansion of Melbourne, alongside newer homes and properties that have been extended or substantially renovated.
That mix creates a particular challenge for heating and cooling Mulgrave homes: systems often need to deal with several bedrooms, larger living areas and additions that were not part of the original floor plan.
Whole-house ducted heating can make sense when several rooms need to be heated at the same time. Ducted heating in Mulgrave properties can benefit from careful zoning, allowing frequently occupied living areas to receive more heating while unused bedrooms are reduced or switched off.
Older systems need to be assessed rather than automatically replaced. Ducts can develop leaks or deteriorate, filters can restrict airflow, and thermostats, fans and zone motors can fail. These faults can create the familiar situation where the living room is warm, but bedrooms remain cold.
A reverse-cycle split system can be a better fit when the household mainly uses particular areas. It can also provide cooling in summer, avoiding the expense of running separate heating and cooling equipment.
Mulgrave’s larger houses can have substantial summer cooling requirements, particularly where renovations have opened several rooms into one living space. West-facing glazing, high ceilings and poorly insulated roof areas can all increase the heat entering the home.
When selecting air conditioning for Mulgrave homes, capacity should be based on the actual heat load rather than simply choosing the biggest unit available. Oversizing can result in short cycling, while an undersized system may run for long periods without keeping up on very hot days.
Evaporative cooling can suit some detached properties, particularly where occupants prefer high-volume fresh-air cooling. Refrigerated systems provide more precise temperature control and can be preferable for rooms with significant solar exposure. Split systems are also useful for individual bedrooms, studies or extensions.

A heater or air conditioner that is noisy, repeatedly shutting down, producing weak airflow or taking much longer to condition a room deserves investigation. Rising running costs can also indicate declining performance.
An inspection should consider the appliance, filters, controls, electrical components, airflow and, where relevant, ductwork or refrigeration components. This distinction matters. A failing fan motor requires a different solution from a leaking duct, and neither problem is solved by simply increasing the thermostat.
Repair can be sensible when the equipment is otherwise reliable, and the fault is isolated. Replacement becomes more attractive when major components are deteriorating, breakdowns are becoming frequent, or the system is no longer efficient enough for the size of the home.
